You finally got your home ready to market. The next step is to determine how you want to market your home.  A very important point to remember is that whether you market the home yourself ot use an gent the selling process is the same. The three most common ways to market your home are do it yourself commonly referred to as "For sale By Owner", Discount or flat fee service and full service. Each of these services have Pros and Cons. You have to decide which is the best for you. 

1. Do It Yourself or For sale By Owner:  This is normally the cheapest way to sell a home by saving  the commission you would have to pay a listing agent and normally means more money in your pocket at closing.  The downside is that you are basically on your own for everything associated with selling your home. You are responsible for all your marketing expenses, home showings, open houses, contracts, verification of the buyers ability to purchase the home, and closing the sale.  Another consideration is that you will normally pay a 3% commission to the agent who brings a buyer for your home.

2. Discount Or Flat Fee Service:  This is still cheaper than a full service broker and allows you to pick and choose the services you will pay for and receive. The downside of this may be that it won't provide all the services that you need to sell your home. If the home sells through the MLS or multiple listing service you will have to pay a commission to the buyers agent. This may bring the total cost to what a full service would charge.

3. Full Service: The entire selling process would be handled for you from beginning to end. This includes marketing, open houses, and contract paperwork. The downside is that this is the most expensive way to sell your home.
